Electrical remediation services for apartment owners

Manpower Electric works with owners, property managers, and project teams on electrical corrective work for multifamily properties in throughout Missouri. Each project begins with review of the actual building conditions and requested scope.

What is aluminum branch wiring?

Some older apartment properties contain solid aluminum branch-circuit conductors. Connections at devices and terminations deserve special attention because poor or incompatible terminations can overheat. Aluminum wiring is not the same as modern aluminum feeders or service conductors. Identifying the wiring type and affected circuits is the first step before selecting a remedy.

AlumiConn remediation and other methods

AlumiConn is a listed mechanical connector used for copper-to-aluminum pigtail connections when installed in accordance with its listing and manufacturer instructions. It is one of the CPSC-recognized approaches discussed in Fannie Mae multifamily PCA guidance. Other approaches include COPALUM repairs and full copper rewiring. The appropriate method depends on the site conditions, scope, current requirements, and lender acceptance.

What the project scope can include

A typical multifamily project may require a representative field survey, apartment inventory, identification of affected circuits and terminations, a work plan for receptacles and switches, lighting connections, junction boxes, panels and equipment terminations, plus access and outage coordination. Not every aluminum conductor or connection is necessarily treated in the same way; the actual scope is determined from the applicable guidance and field conditions.

Work in occupied apartments

We can plan work by building, floor, and unit to minimize disruption. Before construction, the owner should establish tenant-notice procedures, access windows, utility shutdown plans, and any special conditions in vacant or occupied units.

Closeout and lender review

The proposed closeout package can include unit tracking, completed-scope records, photographs where agreed, permits and inspection records where required, and outstanding exceptions. The PCA consultant and lender—not the electrical contractor—determine whether documentation satisfies financing requirements.

Fannie Mae PCA guidance

Electrical remediation may be part of a property condition assessment and financing process. Manpower Electric is an electrical contractor, not the independent PCA consultant or lender. Repair acceptance and financing decisions are made by the appropriate parties. Verify current requirements before relying on any method or scope.

Frequently asked questions

Does Fannie Mae allow AlumiConn connectors?

Fannie Mae Form 4099.G discusses AlumiConn among recognized CPSC-recommended aluminum branch-wiring remediation methods. Confirm the currently applicable Guide, scope, installation requirements, and lender acceptance for your property.

Does remediation cover just outlets and switches?

No. The applicable scope may include lighting, junction boxes, panel terminations, and connected equipment in addition to receptacles and switches.

Can work be completed in occupied units?

Often it can be scheduled in phases, subject to access, safe de-energization, tenant coordination, and the work required.

How is pricing determined?

Pricing depends on unit count, affected circuits and connections, accessibility, existing device and box conditions, permitting, and the remediation method selected.
