Fannie Mae guidance and electrical systems
Fannie Mae's multifamily Property Condition Assessment (PCA) guidance addresses known problematic building materials and property design issues. Updated reporting guidance has brought particular attention to aluminum branch wiring and the documentation of appropriate remediation. A PCA is typically commissioned by the lender and performed by a qualified independent consultant.
For building owners, the practical next step is to identify the electrical condition, understand the lender's requirements, and develop a properly documented repair or replacement scope.
Electrical remediation services
- Field review of reported electrical deficiencies and existing conditions
- Scope development and budgeting for electrical corrections
- Branch-circuit wiring remediation or replacement where appropriate
- Panel, feeder, and distribution-system upgrades
- Electrical work coordination for occupied multifamily properties
- Completion documentation to support review by the owner, consultant, or lender
Manpower Electric can assist with electrical evaluation and corrective construction work. The lender's PCA, eligibility determination, and any required acceptance of a remediation method remain with the qualified PCA consultant, lender, and applicable authorities. Specific requirements should be verified against the current Fannie Mae Multifamily Guide.
